
The Building Process
Initial Meeting
In our initial meeting we will review our clients desired plans, specifications, budget and home site location.
Home Site
If our client already has a home site we will walk the site together to determine the building layout, slope, soil condition and home location.
If our clients do not have a lot, we will work to find the right property for their new home.
Plans
We will engage a home plan designer to work with our client to assemble a complete set of building plans. We have an impressive array of floor plans to choose from our unique collection and can give you the option to change or adjust our plans to fit your lifestyle.
Tom, with over 20 years of experience working with hundreds of clients, can be of great assistance in helping his clients to determine the perfect floor plan.
Also, it is important to note that once the floor plan is determined, we can create most any exterior style of home to meet your desired look. From the same floor plan we can create a Southern, traditional, old world or a contemporary home.
Specifications
As the plans are being drawn we will work with our clients to develop a detailed list of building specifications. At this time we will start putting together a preliminary cost estimate.
Contract and Permitting
When the plans and the specifications are substantially complete and the building contract is agreed upon we will start the permitting process. This can take between two to three weeks.
Financing and Closing
We have various recommended banks we could recommend to give you the financing options needed in a mortgage.
We recommend a client to start the pre-approval process with the mortgage company early in the process.
When our clients select a lender, we send off for an appraisal and upon approval we are ready to close with a local title company.
Start Construction
Before we start clearing the tress on your home site, we meet with our clients to determine what trees will be protected and an exact home site location.
