Phases of Construction

Excavation

Clearing of trees, debris, and leveling the home site for a foundation.

Foundation

After the surveyor pins the corners, the foundation tradesmen lays out the foundation, pours the footers, starts the block work to prepare for the foundation slab to be poured.

Framing

This is the stage where the walls, roof trusses, and decking are installed. We schedule a walk through with the builder and our clients at this time.

Mechanical Trades

This is the time when the air conditioner, plumber, electrician, and gas sub install their wiring and equipment. We ask our clients to walk through the home with the electrician and the electrician sub to verify receptacle locations of media outlets.

Drywall

After all of the trade work is complete, and the roof is on, the drywall tradesman hangs and finishes the drywall.

Trim and Cabinets

At this time we schedule another walk through with the builder to review the millwork installation.

Fixtures & Finishing

At this stage the plumbing, electrical fixtures, along with the appliances are installed. At this time the trim and paint are nearing completion.

Drive and Landscape

The driveway, irrigation, and landscaping are installed.

Completion & Move In

The final cleaning and punch list work is complete at this time. The final banking arrangements are being made and our client is ready to move in.
